This development for AMP Capital is a 12 story, 16,000m2 commercial office building in Milton, Brisbane.

In addition to the multiple levels of office tenancies, it includes multiple basement levels, end of trip facilities, cafe, and large common areas and is design to meet a 5-star greenstar rating.

SPC's Director, Gordon Grover was a project manager on this development throughout construction. His responsibilities on the project included procurement/tender management, cost estimating, cost management, construction management, contract administration, and quality assurance.

This $250M development by Dexus is a 32 storey commercial building in the heart of the Brisbane CBD and consists of three underground basement levels, five podium levels and 24 floors of commercial space.

Peter Fraser was the Project Manager and Superintendent on the project throughout construction.

Peter worked alongside the developer Dexus, the builder Laing O-Rourke and the Consultants and Tenant (Rio) to deliver this significant development.

This prime commercial office development has 13 floors of office space with retail on the ground level and located within the Brisbane CBD.

Specialised Property Consulting was appointed by Heritage Bank in 2019 to lead the delivery of their proposed new Head Office Building as their Project Manager.

SPC to date has led the site identification and due diligence process on behalf of the bank, identifying the site through an Expression of Interest process and then undertaking the due diligence reviews, including design, test fitting, and feasibility.

Prior to this, Specialised Property Consulting set up the project delivery strategy, prepared the preliminary feasibility study, led the delivery of the detailed feasibility study, consultant procurement, and the initial design phases for the development.

This $60M redevelopment includes a new building, along with the refurbished spaces which include:
- new Emergency Department
- new operating theatres and procedure room
- new sterilising department
- refurbished critical care ward
- new medical inpatient unit
- improved day stay unit.

Our Director, Gordon Grover, was the project design manager and project manager on this project whilst working with another consultancy. Gordon was the project lead throughout design, procurement and construction where he managed the complex stakeholder and user groups, driving difficult design consultants to achieve a high quality design that met the brief and then the construction implementing controls and measures to minimise patient risk.

This $96M development for Uniting Care Health was the first fully integrated digital hospital in regional Australia.

The project included:

- 96 x bed acute care hospital
- 5 x operating theatres
- 6 x oncology bays
- Isolation bays
- Dialysis bays
- An innovative new e-health system

The digital Services within the hospital allow all medical records, X-ray and pathology results to be accessible by doctors and nurses anywhere in the hospital whether at the bedside, or remotely on tablets, mobile phones, laptops or mobile computers on wheels, as well as at nurses' stations.

These advanced wireless technologies have generated efficiencies, improved safety and clinical outcomes, and created higher levels of patient and clinician satisfaction.

Peter Fraser was the Project Manager and Superintendent throughout the delivery of this significant project.

SPC was appointed by St Vincents Private Hospitals in late 2019 to provide Project Management and Superintendency of their 'Gateway' Project at their Toowoomba Hospital.

The project involved the demolition of some old structures and diversion of services to make way for a new building which would house their Emergency Department on the Lower Ground and a new QLD X-Ray Radiology Tenancy on the Ground Floor. The building also includes a concrete slab roof which is future-proofed for another floor to house a new ICU.

The building will connect into the existing main building and include redevelopment and refurbishment of the subsequently effected Maternity Wards.

This new ICU will be constructed on the rooftop of the recently completed Emergency and Radiology Building also completed by SPC.

The ICU will include 8 x ICU beds, 2 x Negative Pressure Rooms, Nurse Station, Storerooms, Meeting & Lunch Rooms, and waiting areas.

SPC was appointed by St Vincent's Hospital in early 2022 and will carry out the design management, support and coordinate the statutory approvals, manage the head contractor procurement and see the project through construction as the Superintendent.

SPC has been appointed by Darling Downs Hospital & Health Service to provide Project Management and Superintendency Services on the design and construction of a $10.5M expansion to their Emergency Department and a new $7M COVID Ward.

The Emergency Department will provide 12 x Acute Treatment Bays, 2 x Resus Bays, New Triage, Staff Stations, Admin Areas, and Amenities, as well as a new dedicated Mental Health Ward.

The new COVID Ward will include 3 x 4-Bed Isolation Rooms, 5 x 1-Bed Isolation Rooms, Clinical Med Supply, and Storerooms, as other ancillary spaces.

Specialised Property Consulting was appointed to this project in 2021 as the client's Project Manager and the Superintendent.

Our role includes design management, preparation of tender documentation, procurement of consultants and contractors, negotiations with the tenants for the finalisation of the Agreement for Lease, and construction management/superintendency.

The project includes the redevelopment of an existing commercial premises into a new health hub consisting of a General Practice, Radiology, Dentist, Physiotherapy and Pharmacy.

SPC was engaged by Keir QLD to provide support on their bid for the Project and the Design Management post-award.

The project was a highly complex PC3 laboratory with significant laboratory services and highly specialised equipment which needed to be integrated into the building design, all whilst ensuring it was fit for purpose and met the stringent PC3 requirements.

The project has also since been nominated for an award in the QLD Architecture Awards by the Australian Institute of Architects.

SPC's Dinesh Chellappa was the project director for the Toowoomba Landfill Gas Utilisation project which involved the procurement of a contractor by way of a public-private partnership model to extract and monetise the landfill gas produced at Toowoomba Waste Management Centre Landfill.

The project resulted in the sequestration of landfill gas at a rate of 600 m3 per hour and utilising the gas to operate a 1 MW electricity generator, which will power Toowoomba Regional Council’s Wetalla Wastewater Treatment Facility.

Dinesh has experience in managing landfill gas well construction works relating to gas collection systems, gas flaring, power generation infrastructures, electrical transmission lines, and electrical switch gears. He was also instrumental in negotiating the power purchase agreement and network connection agreement for this and several other projects.

SPC was appointed as the Project Manager and Superintendent for this luxury apartments complex in Bulimba.

The development included 13 x apartments of which 2 x are penthouses with 4 and 5 bedrooms apiece; and the remaining as 2 and 3 bedroom apartments.

Our engagement extends across tender, design and construction and will see the construction of the development commence sometime in late 2020 and be complete in 2021 for the new residents/owners.

Gordon was a Project Manager on this major multi-stage, multi-storey luxury apartment development at Runaway Bay on the Gold Coast.

Gordon's role included cost estimating and cost management, contract management and administration, construction management, procurement and quality.

The project included the development of several multi-storey apartment complexes, amenities such as pools, tennis courts and clubhouse and then the major external landscaping which included the construction of a new marina.

Specialised Property Consulting was engaged by the developer to undertake a detailed review of the design, establish value engineering options and produce the financial feasibility models for numerous different options with the purpose to maximise yield.

SPC was able to significantly increase the yield through the adoption of an alternative design proposal.

Our Director, Gordon Grover, was the lead on this project whilst working at another consultancy and performed the roles of Design Manager, Project Manager and Superintendent.

The project consisted of significant areas of warehouse, coolhouse, handstand, truck wash, maintenance, ammonia plant and offices. A total of 50,000m2 under roof. The scale of the project alone, along with the coolhouse, slab specification and steel spans made this a far more complex project than it looks.

Gordon was instrumental in developing tender and construction documents which encouraged innovative design and cost saving initiatives; ultimately providing ALDI with significant savings whilst still meeting their quality and operational requirements.

SPC was appointed as Project Manager for the $235M InterLinkSQ Industrial Park & Global Logistics Centre in July 2018.

The development will ultimately deliver an Inland Port, Intermodal Terminal and port rail shuttle - connecting Australia's largest growing region to the Port of Brisbane and the international market.

Construction of the rail transfer centre has now commenced, with rail services expected to be operating from the precinct in 2019.

A master-planned logistics, warehousing, and industrial estate is also being delivered adjacent to the Global Logistics Centre, with construction of this 140-hectare estate now underway.

SPC was engaged late 2017 to provide Project Management services for a 300+ lot master-planned residential subdivision in Toowoomba.

The Development Application has now been lodged and is expected to take up to 12 months for a decision to be returned. Significant site investigation works continue across the site and planning and  design is ongoing in the lead-up to an expected decision date.

This nearly $15M development includes a large regional library, community meeting rooms and customer service office.

SPC were procured by Toowoomba Regional Council and provided Project Management and Design Management from initial Concept Design.

The project included a very challenging stakeholder group consisting of end users, Council executives, community groups and Councillors. Multiple concept options were to be developed and ultimately a public vote on the preferred options.

SPC was engaged as Project Manager and Superintendent of this Clubhouse project back in 2018.

The project includes tiered stadium seating, kitchen and function room, change rooms and amenities and storage areas. 

Our role included design management, tender management, construction managed and superintendency throughout.

The Project has also recently been nominated for an award at the QLD Architecture Awards by the Australian Institute of Architects.

SPC was appointed in late 2019 by QIC as their Project Manager and the Contract Superintendent to deliver the expansion of the Cinemas at their Grand Central Shopping Centre in Toowoomba.

The project involves the design and construction of a new V-Max Cinema on the site of the existing rooftop carpark and will involve the complete refurbishment of the existing cinemas by Event.

The project includes the redevelopment of an existing commercial premises into a new childcare centre which will cater for up to 100 children. It will include the expansion of the building and the removal of the roof to install a new rooftop deck and play area.

SPC was appointed in early 2020 by QIC as their Project Manager and the Contract Superintendent for the design and construction of a new Childcare Centre for Imagine Childcare and Kindergartens.

The centre is located in Toowoomba adjacent to the Grand Central Shopping Centre and will see the redevelopment of a commercial building into a new Childcare Centre capable of supporting up to 119 children.
